Initial inquiry
Once we receive your inquiry, we’ll send a detailed questionnaire to understand your needs. After reviewing your responses, our director, Joe, will personally reach out to discuss your project further.
First client meeting and project assessment
We’ll schedule a meeting to thoroughly assess your position, and ensure we’re aligned on the next steps for your project.
Documentation
We will guide you through the necessary planning, design, and council approvals, ensuring your documentation is in order and your project stays on track.
Detailed proposal
After receiving all relevant documentation, we’ll provide a clear, accurate estimate with a complete breakdown of costs, ensuring transparency. Please note, we charge for quoting services, as we invest considerable time sourcing quotes from subcontractors and validating them through an independent estimation process to ensure accuracy.
Contract preparation
Once the proposal is approved, we’ll prepare the contract, secure homeowners warranty insurance and ensure all legal and safety requirements are met.
Pre-commencement meeting
Prior to construction, we’ll finalise the schedule, review key dates, and ensure all necessary information is in place for a smooth transition into the building phase.


Construction phase
The most exciting part. With all documentation finalised, we’ll begin construction bringing your vision to life.
Handover and inspection
Before handing over your keys, we conduct a thorough quality assurance inspection and provide a ‘Home Owner’s Manual’ for ongoing maintenance and warranty details.
Post-construction support
Our commitment continues beyond the project’s completion with free ‘Health Checks’ and the option to join our maintenance program, ensuring your home stays in optimal condition for years to come.

Engaging a builder early in the design process helps ensure your project is practical, cost-effective, and aligned with your budget and timeline. We can offer valuable insights on design feasibility, material selection, and potential cost savings. This proactive approach helps avoid costly changes after council approval and ensures a smoother, more efficient build.
To provide an accurate estimate, we typically require a detailed set of architectural drawings, engineering designs, a soil test report, and a schedule of finishes and fixtures. These are the minimum essentials for an accurate estimation.
When we receive comprehensive and precise documentation, the estimate we provide will be highly accurate. However, if documentation is incomplete—such as during the design phase — a basic concept drawing can still be used, but please note that the accuracy of the estimate may be limited.
Building contracts are crucial as they clearly outline the details of your home, as well as our responsibilities to deliver quality results. We use Housing Industry Association (HIA) Contracts, which are computer-generated and designed to be straightforward and easy to understand.
Once the plans, specifications, and building proposal* have been finalised, preparing the building contract is a relatively quick process. A template contract is available at any time upon request. If you have any questions or concerns about the contract at the time of signing, we’re happy to go over it with you in detail.
*Please note that preparing a proposal typically takes 4-6 weeks, assuming all inclusions and selections (e.g., joinery, fixtures, fittings, hardware, flooring, etc.) have been specified in your plans. During this time, we request quotes from our suppliers and sub-contractors for the working drawings and other house selections. These quotes are carefully reviewed and compared against our Quantity Surveyor (QS) report to ensure accuracy. This process helps prevent delays and provides a more precise price based on the selections you’ve chosen for your home
A Cost-Plus Contract involves paying for the actual costs of the project (materials, labor, etc.) plus a percentage for the builder’s profit and overheads. This option provides greater flexibility, making it ideal for projects where the scope may change or evolve. Because the builder assumes less risk — since costs are directly passed on to the client — the overall price can often be lower than a fixed-price contract. This is especially true if there are unforeseen challenges or changes in the scope, as the builder doesn’t need to factor in potential risks or price buffers.
In contrast, a Fixed-Price Contract provides a set price for the entire project, offering budget certainty. This is beneficial when the scope is clear and unlikely to change. However, the builder will likely include a contingency for unforeseen issues, which can make a fixed-price contract more expensive than a cost-plus contract.
Both contract types offer distinct advantages, and we can help you choose the best option based on your project’s needs and goals.
Before construction begins, we will provide you with details about the key building staff who will be working on your project. In some cases, additional or specialist staff may be brought in as required.
Our in-house team of carpenters is involved in every stage of the project, from start to finish. While some specialise in the engineering and framing aspects of a build, others are dedicated to the craftsmanship of traditional carpentry. Regardless of their area of expertise, all of our team members are highly skilled and experienced.
Each project is overseen by a onsite foreman, with Director Joe personally managing the building schedule, sub-contractors, and suppliers.All work is performed in strict adherence to our Company and Health and Safety Policies, ensuring a safe, organised, and efficient work environment.
Throughout the build, you will be invited to regular onsite meetings to discuss progress and any updates. At the start of the project, you will also have access to a tailored client portal, providing you with 24/7 online access to key information. If any issues arise during the build, they will be addressed promptly, with you, the homeowner, involved in all necessary discussions with relevant parties.
As we operate with advanced booking, early engagement is essential. Build slots are available year-round, and we’ll discuss availability with you early in the process. To ensure the highest quality of work, we take on a limited number of projects at any one time. Once the building contract is signed, we’ll confirm your start date, provide a detailed build schedule, and keep you informed with regular updates throughout the project.
